Things to consider are number of bedrooms and baths, closet space, persons with special needs, single level or multilevel design, roofing options, types of windows, doors, and porches/decks.

First things first…Budget!

The price per square foot is largely determined by personal preferences. The interior finish of your home can vary from conservative to very elaborate. It usually depends on the features and the selection of options that the homeowner makes, just like buying a new car – standard or loaded! Keep these guidelines in mind….

CONSERVIATIVE
Means basic, standard design

A conservative home is built to make best use of materials and space. The home generally stretches your dollar - giving you more square footage per dollar spent. It is typically rectangular in shape, supports a simple roof line, smaller porches/decks, has limited hallways, and a minimum of expensive custom applications (heavy timber stairs, elaborate kitchen/bath design). Also, keep in mind, building up (second story) or down (basement) is always less expensive than building out (those spread out Texas ranch houses are nice, but you will need a Texas size wallet!)

Estimated cost per square foot: $90-$100

MODERATE
Means basic, plus extra comfort and stylish design

A moderate home carefully balances the basics with extra creative designs. This home is often a custom floor plan, more emphasis on the roof design and exterior porches and decks, enhanced kitchen design and layout, master bedroom/bath suite, and walk-in closets. Cost is a factor, but balances with your “Wish List.”

Estimated cost per square foot: $120-$150

LUXURIOUS
Means LOADED…

Options and more options! (I did mention options, didn’t I) The sky’s the limit! Personal choice influences the cost of a luxurious home. Complex floor plans and roof systems, handcrafted timbers and posts, gourmet kitchen, custom design features inside and out, bonus rooms. These homes are generally always custom designed.

Estimated cost per square foot: $175 - $250

It’s not a simple journey to make, but again, buying a new car isn’t either. Remember, there will likely be bumps in the road, possibly a few detours, but by doing your homework before you build your dream home, we assure you, you will reach your final destination – YOUR DREAM HOME!
